How does winning this item have the potential to save me thousands of dollars? If you are the highest bidder when the auction closes, Blake Lowry & BresicWhitney will provide the service of selling your home for you without charging any commission. The amount you save is the difference between the commission normally paid to the agent, less the amount of the winning bid. The prize excludes costs associated with marketing your property or preparing it for sale.
For example, if you use an agent to sell your home, you will typically pay them a percentage based commission rate, calculated on how much your home is sold for. This means if your home sold for $2,000,000 you may pay a commission of $40,000 (based on a 2% commission rate). If your winning bid was $20,000, you save $20,000. Likewise, if you sold a $3,000,000 property you may pay an agent commission of $60,000. If your winning bid was $30,000, you save $30,000.
Am I eligible? If you own a residential property that you intend to sell anytime within the next twelve months, and this property is located within 3km from Stanmore Public School then you are eligible to bid! You do not need to be a parent of a child at Stanmore Public School, anyone who is intending on selling a home within 3km of the school can bid for this item. How will this support the kids at Stanmore Public School? When you participate in the online auction and are the winning bidder, you are effectively donating to the Stanmore Public School P&C Association in exchange for selling your property commission free. The Stanmore Public School P&C Association will use the amount to fund some wonderful upgrades to the school playground and enrich the space for our children.
If I am successful, when do I need to pay? If you are the successful winner of this item, you will be required to pay 10% of your winning bid at the close of the auction. The 90% balance payment can be made within 14 days of the completion of the Auction by direct deposit or cheque to Stanmore Public School P&C Association OR arrangements can be made to pay the balance amount out of the sales proceeds on settlement of the property sale.
How do I bid? Place your bid here before the auction closes at 9pm on Saturday 18th October 2025. If your bid meets the reserve price and it is the highest bid, you win the prize. By bidding on the auction, you agree to the terms and conditions (see below).

TERMS AND CONDITIONS
By bidding on this auction item, you agree to all the terms and conditions set out below.
Date and time of Auction
Bids will be accepted until the completion of the online auction on Saturday 18th October at 9pm.
Auction Item Winner
The person who has made the highest bid, above the reserve price, at the end of the auction is the winner. The successful bidder will be notified by email at the close of the Auction.
Reserve Price
A minimum bid of $20,000 will be set as the reserve for this auction item.
Payment of the winning bid
The successful bidder will be required to pay 10% of the winning bid at the close of the online auction (11:00pm, Saturday 18th October 2025) as a non-refundable donation. The balance (90%) payment can be made within 14 days of the end of the online auction (no later than 2nd November 2025) by direct deposit or cheque to the Stanmore Public School P&C Association. An alternate arrangement to pay the Stanmore Public School P&C Association the balance payment out of the sales proceeds at settlement can also be arranged, on agreement by all parties.
Selling agent and time frame
To be eligible to claim their prize and sell their property commission free, the winner of the auction must sign an exclusive agency agreement with Blake Lowry, BresicWhitney (the selling agent) on or before 18th October 2026.
Commission Rate
The winning bidder will not have to pay Blake Lowry or BresicWhitney any commission fee that would have normally been applicable on the sale of the property. The successful bidder must sign an Exclusive Agency Agreement with 'Nil' commission.
Type of property listed
The property listed for sale under this agreement must be a residential property and be located within 3km of Stanmore Public School. Eligible property types include: Residential properties e.g. house, unit, townhouse, penthouse, residential land. Property types excluded are: Commercial or industrial properties e.g. warehouse, commercial units, shops, office space, storage, commercial /industrial land. Other non-residential property
Number of properties
The commission free home sale is only redeemable on the sale of a single property. It does not apply to a sale of multiple properties in one transaction.
Location of the property
The property listed for sale by the winning bidder is to be located within a 3-kilometre radius of Stanmore Public School and in the Inner West of Sydney, NSW, Australia, or other location as agreed by Blake Lowry of BresicWhitney in writing prior to the conclusion of the auction.
Property value
There is no limit on the value of the property to be listed for sale by the winning bidder.
Method of Sale
Vendor’s choice - Private Treaty or Auction
Important Exclusion
The cost of marketing and advertising the listed property is excluded from the winning bidder’s prize. These costs are normally incurred in addition to the selling agent’s commission as part of any property sale and vary according to each property. The vendor is liable to pay any marketing & advertising costs associated with the sale of the property; and any other costs relating to preparing the home for sale (such as painting or property styling).
Prize is transferable
The prize is transferable to another party by written agreement between the winning bidder, the new prize owner and the selling agent. The new prize owner acknowledges and agrees to all terms and conditions applicable for the original auction.
